Pressure washing in Snohomish, Everett & Seattle

Between the rain and the shade, moss and green grime grow on just about everything around here. A good pressure wash takes driveways, walkways and patios back to the color they started.

The local problem

Moss, algae and slippery concrete

One Way Window Cleaning pressure washes driveways, walkways, patios, steps and entryways for homes in Everett, Snohomish, Seattle and Bellevue, WA.

The green and black film on your driveway is moss and algae growing in a surface that stays damp for months. Shade plus a long wet season grows it, and north facing slopes and concrete under trees get it first.

Washing removes the growth and the slick film it leaves behind, which is the part that matters on steps and walkways. A washed step is noticeably less slippery when wet. Growth does come back over time, because the shade and damp that caused it are still there, but a yearly wash keeps it from ever getting thick and slick again.

Surfaces

What we pressure wash

This service covers hard surfaces only: driveways, walkways, patios, steps and entryways. Concrete and pavers take the worst of the Pacific Northwest weather. They stay damp for months, moss settles into the joints, and the surface turns dark and slick.

  • Driveways
  • Sidewalks and walkways
  • Patios
  • Steps and entryways

The driveway is the most common job, and usually the biggest change. It is the largest flat surface at the front of the house, it catches shade and runoff, and it is the first thing anyone sees from the street. Many people call this same job power washing. Both terms point to this one service.

Process

How the wash works, step by step

First the area gets cleared and looked over, so weak joints, cracks and delicate edges are noted before any water hits them. Then the pressure and nozzle are matched to the surface, and the wash works across the area in sections so dirty water is rinsed away instead of pushed around.

Edges and joints get a slower pass, because that is where moss roots in and where a rushed job leaves stripes. At the end the whole area is rinsed down and checked in daylight. You can help by moving cars, planters and light furniture off the surface ahead of time, and by pointing out any spot that has been stained or damaged before, so we can be straight with you about what washing will and will not lift.

Technique

The right pressure for the surface

More pressure isn’t always better. Too much can etch concrete or chew up softer surfaces. We match the pressure and the nozzle to what we’re cleaning, so it comes out clean without leaving marks behind.

Be careful with any surface that is not on our list. High pressure can strip paint, scar wood and force water behind siding, and softer surfaces need a different, gentler method often called a soft wash. Siding and roofs are not part of this service, and we would rather say that plainly than wash something the wrong way. If you are weighing up the methods, the common questions below explain the terms buyers mix up.

Timing

When to book it, and how often

Most driveways and walkways in this climate need pressure washing about once a year, and more often under heavy evergreen cover. Late spring through early fall is the easiest time, when surfaces get a chance to dry.

It’s also worth doing before winter so moss doesn’t get a head start, or in the one to two weeks before you list a house. Getting the driveway done pairs well with getting windows ready before listing photos, so the front of the house and the glass are clean at the same time. Pair it with regular window cleaning in a normal year and the whole outside of the house gets a reset at once.

Cost

What affects the price

The price turns on the surface and its size, first of all. A short walkway is a small job, while a long driveway with a patio takes longer and uses more passes. Heavy moss and years of grime cost more than a yearly maintenance wash, because thick growth has to come off in stages, and tight access or a lot of edges and steps adds time.

Questions

Common questions

Will pressure washing damage my concrete?

Not when it’s done right. The pressure is matched to the surface, which is exactly what keeps concrete from getting etched or marked.

Can pressure washing damage other surfaces?

Yes, and it is worth knowing where the line is. Too much pressure can etch softer concrete, lift the sand out of paver joints, strip paint and force water behind siding. That is why this service sticks to hard surfaces: driveways, walkways, patios, steps and entryways. Softer surfaces need a different, gentler method, and they are not part of this service.

Is power washing the same thing as pressure washing?

For most homeowners, yes. People use both terms for the same job, and the one real difference is that power washing uses heated water. Either way, you are booking the one service on this page.

Can you pressure wash windows?

No. A pressure washer can crack glass, damage seals and force water into the frame. Windows need the scrub and squeegee method instead, which is what our window cleaning service does.

Do I need to move anything first?

It helps to clear cars, planters and furniture off the area. If something’s too heavy, let us know and we’ll work around it.

How often should I pressure wash my driveway?

About once a year for most homes in this climate. Driveways and walkways under heavy evergreen cover, or on the shaded north side of the house, grow moss and algae faster and may need it more often.

How long does a driveway take?
