Included
What a window cleaning includes
One Way Window Cleaning provides residential window cleaning for homes in Everett, Snohomish, Seattle and Bellevue, WA, and everywhere in between.
A standard cleaning covers the glass, inside and out or outside only, plus frames, sills and screens. Each pane gets scrubbed to loosen the film, then squeegeed dry and detailed along the edges so you don’t find drips or streaks the next morning when the sun hits the glass.
- Glass scrubbed and squeegeed, inside, outside or both
- Edges and corners detailed so nothing dries into streaks
- Frames and sills wiped down
- Screens brushed off and put back where they came from
- A walk-around at the end so you can point out anything we missed
If window tracks are a priority for you, mention them when you ask for an estimate. We will confirm what is covered for your home before the work starts, in plain terms.
Your call
Inside and out, or exterior only?
Exterior only is the right call when the inside glass is still clear and the dirt you see is weather film, pollen and road grime on the outside. Inside and out is worth it when the inside has its own film from cooking, fireplaces, candles or everyday dust, because clean outside glass still looks dull when you are looking through a filmed inside pane.
A simple test: wipe a small patch on the inside of one window with a damp cloth. If that patch looks noticeably clearer, the inside needs doing too. Most homes do inside and out for the main living areas and exterior only for high or hard to reach glass, and that mix is fine to ask for.
Process
How the cleaning works, step by step
We scrub each pane to loosen the built up film, squeegee it dry, then detail the edges and corners by hand. After that we wipe the frames and sills, brush off the screens and put them back where they came from.
Before we start, it helps to move anything fragile off the sills and pull blinds or curtains back from the glass we are cleaning inside. Outside, clear access to the windows matters more than anything tidy: an unlocked gate and a clear side yard keep an exterior only job simple, and dogs are best kept inside while we work. We finish with a walk-around together so you can check the glass in daylight and point out anything we missed.
Around here
Why windows get dirty so fast around here
It feels like all the rain in Snohomish County should keep windows clean. It does the opposite. Rain picks up dust, pollen and road grime on the way down, then dries on the glass and leaves the spots behind. Add spring pollen, fall leaves and the green film that grows on anything that stays damp, and windows get dull fast.
If your windows have white spots that a normal wash won’t touch, that’s usually mineral buildup from sprinklers. That’s a different job: see hard water removal.
How often
How often should you get your windows cleaned?
Most homes in the Puget Sound area look their best with a cleaning in spring, once the pollen settles, and again in late summer or fall before the gray months. Homes near the water, a busy road or a lot of trees usually need it more often. Our guide on how often to clean windows, gutters and surfaces lays out the local rhythm for all three.
Window washing and window cleaning mean the same job on this site. We use cleaning because our service covers more than the glass itself: frames, sills and screens are part of it, as the list above shows.
Cost
What affects the price
The price turns on how many windows your home has, how many stories, and how easy each pane is to reach. Inside and out costs more than exterior only because it is more glass and more time in the house. Heavy buildup takes longer than a maintenance clean, and hard water staining is a separate service with its own process.

Selling
Getting ready to sell, or expecting guests?
Clean windows are worth doing one to two weeks before listing photos. Dirty glass dulls the light in a room, and that shows up in photos even when buyers would not notice it on a walk-through. Inside and out makes the biggest difference for photos, because the camera is shooting from inside.
The same visit can cover the outside of the house too. Pairing window cleaning with pressure washing for the driveway and walkway is the usual pre-listing combination, and one trip handles both.

Questions
Common questions
Do you clean the inside of the windows too?
Yes. You can book exterior only, or inside and out. Just say which when you ask for an estimate.
Does window cleaning include screens?
Yes. Screens are brushed off and put back where they came from, and frames and sills are wiped down as part of the cleaning.
What about window tracks?
If tracks matter to you, say so when you ask for an estimate. We will confirm exactly what is covered for your home before any work starts, so there are no surprises on the day.
Do I need to be home?
For exterior-only jobs, usually not, as long as we can get to the windows. It helps if gates are unlocked, side yards are clear and dogs are kept inside. For inside work, someone needs to let us in.
What if it rains on the day?
Light rain usually isn’t a problem. The spots you see after rain come from dirt sitting on the glass, and clean glass sheds water much better. If the weather is really bad, we’ll pick another day together.
What if it rains right after my windows are cleaned?
Rain on its own does not make clean glass dirty. Spots show up when rain lands on dirt and film that is already on the window, and a fresh cleaning removes that layer. Windy rain can still splash soil and dust up from the ground, especially on low windows, so no honest cleaner promises glass will stay perfect through a storm.
How much does window cleaning cost?
It depends on how many windows you have, how many stories, whether you want inside and out or exterior only, and how easy the glass is to reach.
